OUR Full Management SERVICE

We take care of everything from creating the Airbnb listing (the “advert”) all the way through to preparing your property for your next guest.
We create the Airbnb listing and organize professional photography making sure that your property stands out from the crowd.
We manage the listing and calendar ensuring that your property is always available to suitable guests. This includes guest reviews following departure.
Our dynamic pricing optimizes the nightly rate based on the neighborhood, seasonality and local demand ensuring maximum nightly rates and occupancy.
We screen and select all guests against a pre-agreed criteria and promptly manage all communications prior, during and after each booking.
Our greeters are punctual and are always there to meet your guests equipped with a friendly smile and local knowledge.
We meet your guests at the end of their stay to get first hand feedback and to ensure that your property is still in great condition.
Our cleaners love making sure that your property is in tip top condition for every guest. We even provide linen as part of our services.
Depending on your needs we can restock a variety of bathroom, kitchen and laundry consumables to ensure that your guests have the things that they need. If you have further shopping needs, we can help with these too.

How it works

We get a good understanding of your requirements and you get a better understanding of our services. From here we’ll be able to provide you with an initial assessment of your property’s potential rental value.
We will answer all of your questions, get a better assessment of your property’s potential rental value, go through the valuation range and discuss all the items that enable us to optimally list your property on Airbnb.
Here you will have signed the Management Agreement and we’ll be working towards ensuring that you have everything that you need for your property to be listed on Airbnb.
We will arrange for photography and ensure that we capture the best features of your property. We will draft the Airbnb Listing for you to review, agree the date that the listing will go live and carry out a full inspection and inventory before your first guests arrive.

Pricing and Payment
Our pricing has been designed so that you can utilise all of our core management services while potentially taking advantage of some of our optional extra services. Whatever you choose you’ll be getting all of our core services working for you.
Full Management fees are the percentage of the gross rental income and excludes GST.
